Located in Hammond, IN, and the second acquisition in our Self Storage Fund, this property was an existing self-storage facility on almost 5 acres of land! In addition to upgrading many of the services, including adding 2 new elevators, all new lighting, tuckpointing, and new office spaces, the existing storage units were given a "facelift" - re-skinned to look more modern.
Additionally, we added several hundred new storage units, expanded the parking options & added new striping to the exterior lot, sold the cell tower rights, and streamlined operations. The facility is currently stabilized, with a 26% YoY growth from 2024 - 2025. We expect this facility's revenue to continue to grow with so many indoor & temperature-controlled options available for customers!
